A large-stand Bellville suburb, and an open title to design around
Blinds, external venetians and awnings for Welgemoed's large view homes, roughly four kilometres north-west of Bellville CBD.
One name, several streets
"Welgemoed" gets used two ways locally: the suburb proper, sitting about four kilometres north-west of Bellville's CBD and some twenty-two kilometres from central Cape Town, and a looser collective name for the run of neighbouring Bellville suburbs stretching from Loevenstein through Welgemoed Greens, De Bron, Protea Valley, Van Riebeeckshof and Oude Westhof to Welgedacht — the cluster that borders Kanonberg itself. We measure across both readings of the name, because most enquiries do too.
How we specify for Welgemoed
Unlike the gated estate at Kanonberg next door, most of Welgemoed is open-title — no estate architectural committee to clear an awning bracket or a facade colour through, which simplifies the fitting brief considerably. The physics don't change with the title deed, though: in the southern hemisphere the sun tracks the northern sky and sets in the west, so a north-facing living room here still takes the most consistent year-round light, and a west-facing bedroom still gets the hard, low afternoon sun straight on. The Cape Doctor south-easter that reaches Kanonberg's open ridge blows through Welgemoed's larger stands too, if with more established trees and boundary walls to break it first — which usually means a lighter wind-rating spec than an unshaded exterior fitting further up the hill needs, but never none at all.
Large stands with big picture windows are the norm on Welgemoed's view-oriented streets, which puts external venetians and motorised roller blinds in play more often here than on a standard suburban block — the glass is simply bigger, and the west sun problem scales with it. Where a property does sit inside one of the newer cluster developments woven into the wider Welgemoed area, we check for a body corporate exterior-fittings policy before quoting, the same as we would on any complex.
Welgemoed's brief is usually "the view window is too good to curtain off" — which is exactly the case an external venetian or a well-specified sunscreen roller is built to answer.
